Posted To: Mortgage Rate WatchMortgage rates began the day much improved compared to Mondays latest offerings, but the gains mostly evaporated by the end of the session. The mortgage-backed-securities (MBS) that most directly affect rates, had been steadily improving since sustaining major damage from Friday through Monday morning. Those improvements carried through to this mornings rate sheet print times, but trading levels began to deteriorate shortly thereafter. Stock prices and Treasury yields rose. MBS fell (falling prices mean rising rates), and throughout the course of the day, most lenders recalled rate sheets for negative reprices. The result is a 30yr Fixed Best-Execution level that remains at 3.625% with a few lenders still marginally lower in costs vs yesterday. In other words, we know that plenty of bond traders had open bets on higher rates last week (more on that from the widely followed JPM Survey showing less neutral, more longs, and most shorts since July 2011). Mortgage Applications Fall 8.1% as Rates Tick Up Sharply

Posted To: MND NewsWireAfter a strong showing in the first few weeks of the New Year, mortgage applications dropped sharply during the week ended January 25. The Mortgage Bankers Association (MBA) reported that its Market Composite Index, a measure of application volume, decreased 8.1 percent on a seasonally adjusted basis from the previous week and was down 17 percent on an unadjusted basis. The results included an adjustment to account for a week shortened by the Martin Luther King holiday. The Refinance Index decreased 10 percent from the week ended January 18 and refinancing dropped from the 82 percent share of mortgage activity it had maintained for several weeks to a 79 percent share. The HARP share of refinance applications increased to 26 percent from 25 percent. MBS MID-DAY: Weaker Despite GDP Miss, Settling In For FOMC

The stronger-than-expected ADP print didnt afford much time to settle in to any ranges, at first pushing prices to the lows of the morning, but subsequently being shrugged off by both stocks and bonds. Any ADP-related movement was dwarfed by the GDP reaction which netted several quick bps of gains in Treasuries, 6 ticks of improvement in MBS and a 5 point sell-off in S&P futures in the blink of an eye.
