Virtual Staging â Overcoming the Barriers

Like many new technologies that get press there are always skeptics in the arena. Virtual staging is one such technology that will be a game changer in the real estate world. It was initially designed to help marketing of new residential and commercial builders. Some of the current companies have developed services that are not really designed to stay within contractual agreements of residential home sales. As an example, you cannot really use virtual staging to show window coverings, wall colors or flooring that is different from what the buyer will receive.  I want to be very clear that in my research of about a dozen companies I could find online about ½ state they do not make changes to areas the buyers expect to see unchanged. Some even stamp the pictures to let viewers know they are looking at a digitally staged photo. Companies that have been around the 7-8 years the industry seem to get this key philosophy.  As a real estate photographer and realtor I am on both sides of the fence. It is very clear to me that if people start complaining to the MLS or local real estate commissions that the images are misleading the MLS’s will start one-by-one not accepting ANY photographs that have been altered in any way. That may include virtually staged. So, it is vital that virtual staging not be misleading. This means that agents just coming into virtual staging need to be diligent in not using services for their new listings that include changing colors, flooring or touching the landscaping. In most areas window coverings convey as well, so should not be added. The times to use these services are for new home builders that can offer the changes shown or once the sale has closed to give the buyer ideas in case they want to make changes to their newly purchased home. So what does that leave to add? Plenty! Go to some of the companies and look what furniture, pictures and plants will do to any empty room. It is amazing and several virtual tour companies have started developing statistics about how many more showings these virtually staged homes can get.  Lastly, always let buyers know that pictures are virtually staged to show them what the property can look like. This will keep buyers and sellers delighted with what virtual staging offers… which in-turn will keep the MLS’s positive about virtually staged photos.  Contact: 505-980-7788   EMAIL JIMhttp://www.virtualtourclub.com    http://www.searchforalbuquerquerealestate.com   http://www.realestatevideotalk.com/about http://www.marketinghomesonline.com   http://www.stagingpads.comVirtual Staging New York | Virtual Staging Los Angeles |  Virtual Staging Chicago | Virtual Staging Houston | Virtual Tour Philadelphia | Virtual Staging Phoenix | Virtual Staging San Antonio | Virtual Staging San Diego | Virtual Staging Dallas | Virtual Staging San Jose | Virtual Staging Jacksonville | Virtual Staging Indianapolis | Virtual Staging Austin | Virtual Staging San Francisco | Virtual Staging Columbus | Virtual Staging Fort Worth | Virtual Staging Charlotte | Virtual Staging Detroit | Virtual Staging El Paso | Virtual Staging Memphis | Virtual Staging Boston | Virtual Staging Seattle | Virtual Staging Denver | Virtual Staging Baltimore | Virtual Staging Washington | Virtual Staging Nashville | Virtual Staging Louisville | Virtual Staging Milwaukee | Virtual Staging Portland | Virtual Staging Oklahoma City| Virtual Staging Las Vegas | Virtual Staging Tucson | Virtual Staging Fresno | Virtual Staging Sacramento | Virtual Staging Long Beach | Virtual Staging Kansas City | Virtual Staging Mesa | Virtual Staging Virginia Beach | Virtual Staging Atlanta | Virtual Staging Colorado Springs | Virtual Staging Raleigh | Virtual Staging Omaha | Virtual Staging Miami | Virtual Staging Tulsa | Virtual Staging Oakland | Virtual Staging Cleveland | Virtual Staging Minneapolis | Virtual Staging Wichita | Virtual Staging Arlington | Virtual Staging New Orleans | Virtual Staging Bakersfield | Virtual Staging Tampa | Virtual Staging Anaheim | Virtual Staging Honolulu | Virtual Staging Aurora | Virtual Staging Santa Ana | Virtual Staging St. Louis | Virtual Staging Riverside | Virtual Staging Corpus Christi | Virtual Staging Pittsburgh | Virtual Staging Lexington | Virtual Staging Stockton | Virtual Staging Cincinnati | Virtual Staging Anchorage | Virtual Staging Saint Paul | Virtual Staging Toledo | Virtual Staging Newark | Virtual Staging Greensboro | Virtual Staging Plano | Virtual Staging Lincoln | Virtual Staging Buffalo | Virtual Staging Henderson | Virtual Staging Fort Wayne | Virtual Staging Jersey City | Virtual Staging Chula Vista | Virtual Staging Saint Petersburg | Virtual Staging Orlando | Virtual Staging Norfolk | Virtual Staging Laredo | Virtual Staging Chandler | Virtual  Staging  Madison | Virtual Staging Lubbock | Virtual Staging Durham | Virtual Staging Winston-Salem | Virtual Staging Garland | Virtual Staging Glendale | Virtual Staging Baton Rouge | Virtual Staging Hialeah | Virtual Staging Reno | Virtual Staging Chesapeake | Virtual Staging Scottsdale | Virtual Staging Irving | Virtual Staging North Las Vegas | Virtual Staging Fremont | Virtual Staging Irvine | Virtual Staging Richmond | Virtual Staging Huntington Beach | Virtual Staging Rochester | Virtual Staging Torrance | Virtual Staging Boise | Virtual Staging Spokane |
