How to prepare to buy or sell Albuquerque real estate

The easiest thing to do given the nature of online search engines today is to start looking online. That\'s harmless... but don\'t fall in love with a place - just yet!

If you are going to need to sell to buy then you should look at a few places just to make sure you can meet your needs within your budget. But after you have confirmed that by looking at 3 or 4 places then you should focus entirely on preparing, staging and pricing your home for the sell. If you want to look at homes, go look at the competition in your neighborhood so you have a realistic picture of where you should be priced. Remember, in this market buying is easy.. preparing to sell is the challenge.

If you are just buying a home the first thing you need to do is get prequalified. Reputable agents will never work with unqualified buyers because there is only one thing worse than falling in love with a house you can\'t afford... and that\'s buying it and waiting for the deal to crash after you learn the bank won\'t qualify you for that amount. In general, first you are in the market for a loan - then later you should be in the market for a house. Once you get the pre-approval letter you are good to go.
