This Idea Will Make Virtual Staging Shineby JIM GROSS on NOVEMBER 4, 2013As a real estate photographer I am committed to the notion that a listing is ONLY as good as the root materials that are used. That means virtual tours, brochures and MLS listings will not shine if the pictures are not good to begin with. The same can be said about virtual staging used in pictures. We turn down staging in about half of all pictures that agents send to us for various reasons. The main three types of non-usable pictures are: 1. Too Much Glare From Windows2. Out Of Focus Pictures3. Not Enough Room To Stage In Picture So let’s talk about how to fix each of these. Do not ever shoot into a window during the day if you are not using advanced photography techniques such as HD or bouncing flashes. In general, for the non-professional photographer, stand near the window and shoot back towards the room to eliminate glare. If you must shoot into windows then shoot it during sunset when the light outside and inside is balanced. Out of focus pictures are not reparable with the professional software available today. Better to buy an inexpensive tripod and inexpensive level to keep your camera straight and stable. Stores such as Walmart offer both of these for under $25. Shoot at about 5 feet for best virtual staging. If you need to stand in a corner or even just outside the room to get more room into your picture do that. Make sure that your camera’s zoom is set to see as much as possible. It may be worth the investment to buy a camera that has a wide angle setting or lens. While this shouldn’t need to be said… an agent who is taking photos with their cell phone is one that really is not interested in a professional looking listing. In no case should a picture taken with a cell phone be submitted for virtual staging. Virtual staging costs from $60 – $180 per picture from most online companies. So make the most of your pictures to make for better looking virtually staged pictures.
