Albuquerque Master Planned Communities

People searching for Albuquerque real estate are in various life modes such as relocation, retirement or first time home buyers. They may benefit from a master planned community. This is because they include the infrastructure, schools, parks, community centers and nearby shopping. Today’s newest communities in Albuquerque also include the latest in green building standards and are typically much more efficient saving in utility costs. I have compiled some of the more well known master planned community around the Albuquerque area.
Mesa Del Sol (12,500 acres) is Albuquerque’s newest master planned community – all green standards just south of the Albuquerque Sunport area. It is in the initial stages if development and several of New Mexico’s best home builders are taking part in this community.
Tanoan, an established Country Club area in Albuquerque’s Northeast heights offers luxury homes at an affordable price in today’s emerging housing market.
Mariposa (6500 acres) and Cabezon (904 acres) are two of the newest westside communities. Mariposa is in Rio Rancho close to Santa Fe and Albuquerque. Loma Colorado is a 444 acre ranch in Rio Rancho that has recently broken ground. Look for more budding communities on the west side from the Taylor Ranch area to Paradise Hills and Rio Rancho, as well as the West Mesa areas close to the luxury community of Oxbow overlooking the beautiful Rio Grande.
Quail Ranch will have about 20,000 houses, condos and apartments in the Bernalillo area just 2o minutes to the North of Albuquerque.
El Rancho Grande on Albuquerque’s southwest mesa as about 450 acres. It is zoned for about 2,500 single family homes, multifamily housing plus a school site two parks and a trail system.
Ventana Ranch is a more established community and one of the first on Albuquerque’s west side to offer a well planned community infrastructure just before the housing market slump. There are great housing deals right now in this community.
Volterra is located in the beautiful Four Hills area of Southeast Albuquerque, this community is located near Sandia labs and Kirtland Air Force base.
The 2,200 acre Huning Ranch in Los Lunas for those that want to live out f the Albuquerque metro area, yet close to work.

Be prepared for questions from your mortgage lender

High Desert Real Estate is a great Albuquerque home value

Situated on the east side of Tramway nestled in the foothills, it is a long stretch with many styles of custom built homes. Don’t make these mistakes when selling your Albuquerque home!

As a real estate agent who has professionally photographed 100’s of homes in the Albuquerque area, there are a few common mistakes that I frequently see that you don’t want to make when listing your home.
 
1. Arriving at the list price based on what you need to get rather than what the market analysis suggests.  Let’s face it.  Nobody is going to overpay for a home in this emerging market. Appraisers work for the banks now. Banks don’t want to loan more on a home than what they can sell it for. It doesn’t matter how upside down you are because the deal will crash before it closes when the appraiser goes out. So price it to sell from the start.
 
2. NOT staging for the sale. NOBODY wants to take down family pictures or magnets from the fridge. Most folks may become insulted when you ask them to hide their personal articles, unclutter or “thin out” their items. The only way you can sell a house is to leave space on the walls and the floor for other peoples dreams and ideas. Fill up your garage, a POD or storage container and sell your home quicker. Also, always hire a professional photographer who specializes in real estate.
 
3. Fixing everything that you think may be wrong with the house. This may seem like a great idea, but can backfire. An example is the homeowner that spends 10,000 putting in new carpet and replacing the evaporative cooler only to have a buyer that wants to convert to refrigerated air and hardwood floors. Maybe instead offer a generous flooring allowance. Most homeowners never see their investment back from large remodeling jobs. So find the top 5 or 6 items that are a turn off to your home and design a plan to address them (in as generic a way as possible).

Albuquerque’s Route 66 is a great weekend hangout

Our youngest son will be soon graduating from high school and making the big college decision. Among the places he is considering for engineering is The University of New Mexico. Sundays after Church our family has started a ritual of driving downtown to the Frontier Restaurant across from UNM. While, we try many other places we always come back to Frontier. The New Mexican food and rustic “cowboy feel” just lead to great conversation. There are so many wonderful places you can walk to in Downtown Albuquerque without ever leaving Central Avenue that it makes for a great morning! Try it out some time.

Listing your Albuquerque home should include professional pictures

1,000’s of Albuquerque homes appear on the Southwest MLS every day. Home buyers may be getting their MLS feeds from a variety of sites like Zillow, Trulia or Realtor.com, to name just a few. Also, sites like this one list links to individual agent websites that are authorized to utilize their website as a real estate portal, keeping the experience real time and local for visitors.
As a professional real estate agent and photographer, I do not have patience for scanning through pictures of homes that are dark, crooked or out of focus. Neither do most of my customers. It’s too bad, because some of them are probably great values, but frankly, site visitors won’t work that hard to look through challenged pictures. An agent that will not invest in professional pictures, in my opinion is losing a large percentage of qualified buyers.
So my thought for the day is that sellers should invest in realtors that invest in great all-around marketing for the property. That begins with professional pictures and a virtual tour of the property.

Does shadow inventory hurt Albuquerque real estate?

 
Shadow Inventory refers to real estate that is either in foreclosure or homes that owners are delaying putting on the market until prices improve.
One thought is that Albuquerque home sales can\'t rise until the foreclosure and short sale backlog inventory is sold. In some areas that is not happening fast enough but in Albuquerque, NM we seem to be moving through our distressed inventory quickly. May 2012 has seen a 56% increase in short sales over the same period in 2011. In February of 2011 the Albuquerque MLS had 378 REO properties. Only 118 were on the market in 2012.
So the only missing key element to a complete recovery some would speculate is more local jobs in Albuquerque. I would add another key component -for banks to come up with win/win loan packages that can stand the test of time, or another recession over the course of a 30 year mortgage.

Albuquerque ranks as one of the best value cities in the nation!

Don’t make these mistakes when buying your Albuquerque home

The Albuquerque real estate market is once again heating up. Homes that are priced and positioned well in the market are selling within a matter of days rather than months. So, buyers need to act decisively and swiftly to get one of the great values that exist in the Albuquerque, NM market currently. Here are a few mistakes you do not want to make as a buyer.
 
1.  Acting out of desperation. Learn the difference between jumping the gun and pulling the trigger. If you are prepared, by being preapproved for your loan, you can be ready to pull the trigger once the right deal comes along.
 
2.  Don’t hesitate. People often ask, can I offer a lot less than the asking price (without the benefit of a market analysis to tell them what the home is worth.) If the home is priced well and positioned well in the market, there may be multiple offers within a matter of hours.
 
3.  Do not ignore the market. Listen to what your realtor is telling you about a given area or subdivision. The last home I sold in Albuquerque’s Nob Hill, I recommended we bump the price up 10k beyond the market analysis because of location. It sold in two days. That was in July 2012.
 
4.  Don’t ignore the numbers. Have a good working relationship with a local mortgage lender. When yo u are ready to make your offer have them run the numbers and send a pre-qualification letter (only for the amount of your offer) to include with the offer. It will get noticed.
 
5. Do not overpay for the property. I am not just talking about the home price here. You can overpay by accepting a loan with a high interest rate, or a home that has hidden defects such as a leaky roof. Your agent will help you negotiate each leg of your purchase.

Albuquerque real estate sales is at a 2 year peak!

Detached pending home sales in the Greater Albuquerque real estate market exceeded 1,000 for the 3rd time this year with an increase of 12% from the previous year, according to the Greater Albuquerque Association of REALTORS®. Closed sales for detached single-family homes also fared better than the previous year by 4.10%.
June was the 3rd month in a row with year-over-year increases in the average and median sale prices. The median sale price for June 2012 was $172,700 and the average was $207,679.
\"It’s exciting to see this many pending sales\", said Marc Guggino, 2012 GAAR President, \"and with improved sale prices this may turn out to be a really great year for real estate.\"

Rio Rancho... great home value, views and entertainment!

Rio Rancho has been offering people thinking about an Albuquerque relocation great value with land and housing for years. The value continues into 2012. Rio Rancho, NM is close to Albuquerque, Bernalillo, Placitas and less than an hour from Santa Fe. It offers a mild, high desert climate perfect for sporting events, scenic tours, and outdoor adventures year-round. Many people don\'t realize that unlike bordering Albuquerque which is located in Bernalillo country, Rio Rancho is located in Sandoval County. Because of the altitude at 5,290, it\'s is just high enough to not have to compete for amazing views of the Sandias.
Rio Rancho is known for the Pork & Brew State BBQ Championship (July 6-8 2012.) The Santa Ana Star Center is an amazing draw bringing everything from ice sports to rock concerts. The Albuquerque International Balloon Fiesta dominates our beautiful skies with 100\'s of balloons during October. Rio Rancho is best known for its major employer, Intel which has added 1,000\'s of jobs to the local economy. If you are looking for recreational activities, just pick from bicycling, hiking, golf, ice and roller skating to bowling and soccer. It\'s all local fun in Rio Rancho.

Rio Rancho has been offering people thinking about an Albuquerque relocation great value with land and housing for years. The value continues into 2012. Rio Rancho, NM is close to Albuquerque, Bernalillo, Placitas and less than an hour from Santa Fe. It offers a mild, high desert climate perfect for sporting events, scenic tours, and outdoor adventures year-round. Winrock Town Center has broken ground in summer 2012

The Albuquerque Uptown area off Louisiana is going to get yet another upgrade. World-class shops and restaurants gave New Mexicans an exceptional shopping and dining experience. Crews are now breaking ground on even more unique businesses for Albuquerque. The Winrock Inn, a landmark for the Uptown area is coming down to make room for new cinemas including an IMAX auditorium. New restaurants such as Dave & Buster’s, BJ’s and Genghis Grill will open later in 2012. They are also scheduling space for about 30 local and national retail stores.
 
This area of Albuquerque uptown is about the center of Albuquerque making it close to just about everybody. It’s about 10 minutes from UNM, downtown or the Nob Hill area… yet has a very different feel from route 66. Homes in the area are positioned to take advantage of climbing real estate values. Northeast heights borders uptown giving business owners and nearby residents some great shopping alternatives. Coronado, Albuquerque’s most popular mall, is directly across the street making this area one of the busiest and now, trendiest areas within New Mexico. Iodine Insufficiency Awareness
