Could the Albuquerque real estate market be on fire again soon?

Seems like Albuquerque real estate is heating up for homes that are a good value. That means priced right and well prepared to show. I recently sold a home in Albuquerque’s Nob Hill area by UNM in 2 days. We spent a month getting it ready to sell and when it hit the market it was on fire. The phone was ringing off the hook for showings. The secret? Lot’s of things all coming together: timing, great location by Albuquerque nightlife, fair pricing, professional photos, virtual tours that hit locations like Zillow, Trulia and Realtor.com, and  most importantly – motivated, willing owners. I never made it to my first scheduled open house on Sunday. I also never had a chance to create a property website or do some of the really cool internet marketing activities I had scheduled. I barely got the brochures into the property. I don’t see why this kind of marketing can’t have the same result in other NM areas such as the northeast heights, Westside, Rio Rancho, Paradise Hills, Corrales or the Southwest and Southeast areas of Albuquerque. Old town and downtown are always a magnet when new listings come onto the market. I think the point is that location is not everything in real estate. Other factors also can make a property marketable – especially in a recovering marketplace such as the one that exists in Albuquerque currently.
