Why Short Sales Can Still So Easily Fall Apart

While the number of short sales has surged in recent years, closing on such transactions still poses plenty of challenges along the way that can threaten to derail the deal.Real estate professionals told the Los Angeles Times that negotiations remain a sticking point in these transactions because sellers can agree to any amount on a home sale but it’s the lender who ultimately has the final say. Compounding the issue, many lenders also are still reluctant to even discuss a short sale with a seller until a purchase contract is in place. “That means the buyer who makes the first offer is a guinea pig, because nobody knows whether the lender will even accept a short-sale offer,” the Los Angeles Times reports.Sometimes short sales are listed at a \"ridiculously low price\" to start getting offers in and to begin the negotiations with the lender, according to the National Association of Exclusive Buyer Agents. But even if a lender initially approves a short sale, it’s not fully binding yet and the lender can still easily back out of the transaction, NAEBA reports. Another big hurdle agents report with short sales is that once lenders do approve a short sale, they tend to require it to close within a short time frame. But that short time may not provide enough time to the buyer to have the home examined by a home inspector. Some buyers, therefore, may opt to have an inspection done on the home prior to a lender’s approval of the short sale. However, if the lender rejects the offer, the buyer could lose the money they paid for any inspections. Buyers also could lose the upfront money they spent on credit reports, application fees, and the appraisal if the lender later drops out of the deal.

Preparing to sell your Albuquerque home? Have fun with it.

If you are like most home owners the idea of getting ready to list your Albuquerque home is enough overload to make you want to jump into the Rio Grande! Well… no risk of drowning there, but still most homes require a lot of little things. As a realtor who has been on both sides of the buy-sell fence many times I recommend having a pre-inspection done prior to listing the home. Granted it’s an added expense, but inspections are the number one place where a home sale will crash prior to closing.
Make a list from the inspection of major items and easy fix handyman items. We called in UNM students through their job placement at $10 an hour and pizza to get lots of chores done around the home. Keep in mind you should not replace every item. While roofs can be a deal breaker, often a new home owner will want to replace the furnace and swamp cooler with a refrigerated unit. You might offer a special AC/heating allowance, or a flooring allowance to let the buyers order their own flooring prior to closing. Regardless, neither sellers nor buyers like surprises that may impede the pending sell of the home so keeping it all out in the open early on and working a punch list is typically your best bet.

The Albuquerque housing market is showing signs of recovery

Appraisers and other Albuquerque real estate pros are starting to show data suggesting the housing market is making a shift towards recovery. This recovery however will be vastly different depending on which area you are looking at. Some areas are just hitting bottom now while other have made the turn and may be showing signs of inching upwards. Still others may have still have a small drop left. In general, most agree that the recovery is upon us.
So is timing the market really that simple? If you are a cash buyer it is. However, if you are going to be borrowing there is a more pressing issue – interest rate, and the ability to qualify. In this recession both housing and interest rates dropped at the same time. What’s to say that as the job market improves causing a recovery that housing prices and interest rates will not rise together as well? A 1% increase in interest can often times be much more difficult to deal with than a 5-10,000 increase in home price.
So focus more on the loan package than on the price of the home. Secure that before even looking at homes. Get a preapproval letter from your mortgage company to include with your offer. To make your offer even stronger be sure that the preapproval amount on your letter is the same as your offer (not tipping your hat as to how much you actually have been preapproved for)

Investigators would like to hear from women who may have been working the streets of Albuquerque between 2001 and 2005, or anyone who may have solicited the victims during that period of time.A reward of up to $100,000 is being offered for information leading to the arrest and conviction of the person or persons responsible for this crime.
