Preparing to sell your Albuquerque home? Have fun with it.

If you are like most home owners the idea of getting ready to list your Albuquerque home is enough overload to make you want to jump into the Rio Grande! Well… no risk of drowning there, but still most homes require a lot of little things. As a realtor who has been on both sides of the buy-sell fence many times I recommend having a pre-inspection done prior to listing the home. Granted it’s an added expense, but inspections are the number one place where a home sale will crash prior to closing.
Make a list from the inspection of major items and easy fix handyman items. We called in UNM students through their job placement at $10 an hour and pizza to get lots of chores done around the home. Keep in mind you should not replace every item. While roofs can be a deal breaker, often a new home owner will want to replace the furnace and swamp cooler with a refrigerated unit. You might offer a special AC/heating allowance, or a flooring allowance to let the buyers order their own flooring prior to closing. Regardless, neither sellers nor buyers like surprises that may impede the pending sell of the home so keeping it all out in the open early on and working a punch list is typically your best bet.
