Real Estate buyers and sellers in Albuquerque can benefit equally from knowing a few key facts about what makes a home sell in today\'s emerging market. That\'s right... I said emerging - not depressed. Buyers with cash or the ability to borrow are out in greater numbers than we have seen in years. They know that the market has bottomed in most key areas, and with interest rates still low, now is the time.
So what are buyers looking for? Location and price are still the two big factors. Buyers feel like they flat out deserve a good deal for being willing to step out and take a risk when home prices have been in a freefall for the past several years. Sellers don\'t have to like that mentality but there are things they can do to minimize the \"good deal\" syndrome. Sellers should visit ALL their competition and be mindful of price, condition and the marketing being used. The appraisal will set the cap for the house price anyway, so sellers should not make the list price decision based on what they NEED to get, but rather what the competition is doing. Have your agent layer and add a new piece of marketing daily during the first month as traffic heats up. Homes that don\'t sell in the first month need a serious discussion about price, condition or marketing to stay competitive with new listings coming out. Don\'t skimp on fixing things that will be perceived as a problem. Follow professional staging standards and high definition photos and virtual.
