I recently had a listing in Nob Hill, Albuquerque. It was a 50+ year old home with the original furnace and a 26 year old roof. We had priced it conservatively based on comps from April-May 2012. I noticed prices starting to increase just prior to list so I recommended bumping up the price 10k. The house sold in two days for 1k under asking price. It was a house with great bones in a super Nob Hill neighborhood. But, I have seen a huge pickup in the downtown, UNM and Central areas for real estate. People know things are going to get a lot cooler in this area.
